美國大使館找公證人Notary Public公證手續

supp-img-01在買賣房屋過程中, 如果賣家需要離開美國, 需要飛回來簽字嗎? 答案是: 不一定需要. 所有的文件可以電郵給賣家簽名, 然後在快遞回來就可以了.

 

產權轉讓文件 (Grant Deed),需要去美國大使館找公證人Notary Public公證.

收到文件後,先與美國大使館預約appointment,然後將文件打印出來(可打印多一份,以免有瑕疵或錯誤, 又須重新再約),記得要攜帶美國駕照或者正本護照去找公證人簽字.公證人是有FBI查過背景清白的公證人,在州政府的檔案裡註冊有案,由這些公證人來監管文件簽屬時候是本人簽署-自主的. 文件填好了之後,先電郵來給officer查看有沒有錯誤,然後用fedex or UPS overnight快遞回來美國.這樣賣家就可以遠端處理文件,也不需要趕著回來簽名了.

  1. 先去預約美國大使館預約 公證人
    • Schedule an appointment with Notary Public
  2. 打印2張確保無暇疵
    • Print out two blank Grant Deed (one in case if any mistake)
  3. 大使館, 帶著你的ID或護照, 到公證人面前簽名
    • Sign in front of the notary with your ID, exactly as it was type-written which can only obtain from the American Embassy
  4. 電郵回來給officer檢查 確定章沒有模糊或蓋到文字
    • Email a copy for  your escrow officer to verify.  Make sure all seal in an open area and not over any printed matter.  Seal must be inked and legible
  5. 隔夜快遞回來美國
    • Express it back to your escrow officer.
